Starting in June 2024, a new building law will take effect, which has been postponed. It will bring about important changes to the building permit process. BUILDING PERMIT
Currently, the building permit is divided into two stages. For simple buildings such as family homes, both stages can be combined into a single notification of intent, which speeds up the permitting process. You can use this option if your plan complies with regulations and the existing conditions in this area.
So what does the building permit process look like?

In the case of a combined notification of intent, the entire process only occurs once. If the permitting is separated, it will need to be addressed twice. However, in most cases, with our prefab wooden buildings, you can avoid a building permit altogether. How and when is this possible?
HOW TO AVOID A BUILDING PERMIT
You can build a prefab wooden building even without a standard building permit; you only need a so-called notification of construction. However, this option is, of course, also subject to specific conditions. It applies to homes with an area of up to 150 m2, with a maximum of two above-ground floors, an attic, and a cellar.
Furthermore, it's crucial that the home meets the conditions of the spatial planning documentation (which you can usually find on the website of the relevant municipality), is located in a built-up area, and does not include new infrastructure.
What does this mean for you? You need to have an ideal plot of land that helps you meet these conditions. If you're at the very beginning stage and choosing a plot of land right now, this info is sure to come in handy. Don't forget about the conditions of the spatial planning documentation, which often clearly define constructions in the designated area. It could easily happen that your vision for the perfect home diverges from the spatial planning documentation.

BUILDING NOTIFICATION IN A NUTSHELL
The process of notifying about construction can be summarised in four key steps:
Identify the type of construction:
Before you start the notification process, it’s crucial to recognise the category of your project. Different types of buildings require different measures, so it's important to find out what category your project falls under.
Retrieve documents for the building notification:
Gather the necessary documents for the building notification, such as project documentation, proof of land ownership, forms, consent of neighbours, and any other requirements from the building authority.
File a notification with the building authority:
Visit the building authority, submit the necessary documentation, and fill in the form for the building notification. Have all the necessary documents ready to minimise repeat visits to the office.
Wait for a decision from the building authority:
After the notification is submitted, there is a waiting period for the building authority to issue a decision. Once you receive approval, you can proceed with the project. In case of rejection, find out the reasons and modify your project accordingly.
