Some builders specialise in building wooden homes, but very few focus on building prefab homes. So what will they end up building for you? Since there is no precise definition, not even in law, of what constitutes a prefab home, we will examine this issue primarily in terms of common practice—specifically what Czech construction companies offer under the umbrella terms ""wooden home"" and ""prefab home.

WOODEN HOME VS. PREFAB HOME

Wooden homes are generally buildings whose support system (load-bearing structure) is made up of wood or wood-based products. In contrast, a prefab home is constructed using a dry method, where most parts of the building are pre-fabricated and then assembled on-site in various ways. The size or material of these parts is not strictly defined.

Prefab homes are built quickly

The general idea of a prefab home is that it is a structure largely made in a factory, and either entire modules or walls are transported to the construction site, where they are assembled within a few days, resulting in a very fast build. However, this isn’t always the case. Many wooden home construction companies, especially those using the two-by-four system, which is a light on-site assembly, claim that they are building prefab homes. They aren't violating the definition of a prefab home, as they are assembling the house using dry construction with beams, insulation materials, and large panels, which are, in a sense, pre-prepared components for building a home.

PREFAB HOMES VS. LOG HOUSES AND LOG CABINS

In ""expert"" discussions on various news portals, you'll often come across the opinion that prefab homes are not true wooden buildings, but rather more like sandwich constructions that contain very little wood, and that a true wooden building is a log cabin or a log house. However, if you have massive cross-laminated timber (CLT) panels, which are manufactured with openings for windows and electrical installations, these are more akin to prefabricated structures, even though they contain a significant amount of wood.

FINAL TIP IF YOU DECIDE TO BUY A PREFAB WOODEN HOME

When someone claims to build prefab homes and you're looking for a wooden house, make sure the load-bearing structure is made of wood. If you chose a prefab home because you want it built as quickly as possible, ask the company in what state the house will be delivered to the construction site. Will it arrive as finished wall, ceiling, and roof panels, or will these elements still need to be assembled on-site? The speed of these two systems differs significantly, even though both involve a wooden home and prefab home.
